Summery:
Homes are getting sold and confidence is rising. The way things are looking the market has taken its worst hits. Don't get me wrong, we should still see a slight downward trend for the next coming months. I think that the extreme tilt we have been seeing in the previous months is over......

I hope the new title makes sense, as you can tell I am not funny. Recently I have been forced to come up with all of the little jokes in this blog on my own. Real Estate short sales, in a nutshell..................



This is a repost but a very good Q&A I put together about short sales and how they work.
The changing mortgage industry and a slowing of appreciation are two factors in today's real estate market contribute to the high rate of foreclosures. But here is the secret, the bank is not in the business of owning and selling real estate. They loose thousands of dollars in the process and would be much happier to settle it before it reaches that point, not because they care about you or your credit but because they will save thousands on there bottom line!!!!!! That's where a short sale comes into play. LENDERS actually prefer you to do a SHORT SALE. Homeowners who cant make there monthly payments have the option to sell there home for less then what its worth. Lenders are increasingly willing to work with borrowers faced with a financial hardship to accept a discounted payoff on a mortgage. By completing a Short Sale, your lender has arrived at a solution that is, for them, much better than a foreclosure.Bottom line, your lender wants to work with you.

Short Sale is the sale of a home when sales proceeds do not fully pay off the existing loan(s) and lender(s) accepts a discounted payoff to fully satisfy the loan.The best part, the existing lender pays virtually all sales costs, including commissions, escrow and title fees and repair costs. 1)Legal Concerns – Mortgage lenders have come under legal pressure to work with borrowers to equitably resolve situations where borrowers are unable to meet their mortgage obligation, particularly when the borrower makes an effort to arrive at a compromise solution.
2)Wall Street is Watching – Mortgage lenders rely heavily on their ability to package and sell bundles of loans on the secondary mortgage market. They need to sell these bundles of loans in order to put the funds back to work by loaning the money again and collect loan fees along the way. When a home is in foreclosure its a pure loss for them.
3)Asset Management Expenses- If a lender acquires a property through foreclosure, the property will be managed until it is repaired and resold. The bank has to pay someone to make repairs, keep utilities on, and so on.....
4)Reserve Requirement- Delinquent and non-performing loans place another burden on mortgage lenders. These funds cannot be put to work generating new loan fees until the bad loans are resolved.






NO. That is why it is critical to work with someone that has extensive experience at getting Short Sales approved.From the presentation of the Short Sale package to the lender to working with the lenders Loss Mitigation Department, we know how to keep the file moving towards approval.





The big key here is to avoid foreclosure. By nearly any measure, a foreclosure is the most damaging event your credit status can encounter - worse than bankruptcy. By avoiding foreclosure, you will likely be able to resume normal borrowing (car loans, credit cards, consumer goods and such) relatively quickly.








Each Short Sale is subject to each different lenders requirements. In General , as long as the hardship is real and the mortgage company believes the loan is likely to become delinquent as a result, the Short Sale request will be processed by the Loss Mitigation Department. A big key to getting Loss Mitigation to accept a hardship is to submit a strong hardship letter. This is something I specialize in. The hardship letter sets the tone for the entire file. Below you will find a list of “hardships” that are common and frequently accepted by mortgage lenders.








Types of hardship that apply:
  1. Family illness or injury
  2. Illness or injury in the extended family – particularly if it forces relocation
  3. Job relocation when the property is equity deficient
  4. Job loss or significant income loss
  5. Divorce or split of domestic partners
  6. Adjustment in mortgage payment or unforeseen increase in living expenses

The Story of Molly by Pat Barringer

A story written by my mom for our newsletter....


Happy Birthday Molly!!

Molly was born 2 years ago on January 14th. Her mother was a 3 pound Chihuahua stray who gave birth to 10 babies! The people who adopted her were not able to take care of that many new born puppies since the mom could not take care of them. That is when our sweet daughter in law called us to see if we could take one.

Well, first you have to understand, we already had 5 dogs and one of them, the oldest our senior Queensland healer was diabetic and she required insulin shots twice daily. But of course, there is always room for one more, and I said we would take one if we could have a female.

You have to understand our Barringer Pack. First there was Bobbi. She was a Queensland’s Healer that Steven found in front of Safeway. She was our first dog. Next came Rocky (not pictured) a mixed breed Chihuahua ( both Rocky and Bobbi are gone now)

Then, because my mother in Denver breed Shih Tzu’s. I wanted one. I saw an ad in the paper for half Shih Tzu and half Chihuahua puppies and Steven & I went to get one. We gave her to Bill for Father’s day. This is our now old girl Betsy. (Rocky and Betsy starred in a commercial for the Barringer Team).

After Betsy, my mom came to visit and guess what? She brought a puppy! She was on the way before I told Bill. That’s how we got our pure bread Prince Charles Rupert.

Camino Barringer

A couple of years later and Bill, the softy, came home with a real Chihuahua puppy, That was Camino. He was soooo cute and my real chi today.

But he grew to 7 pounds! That’s is why I still wanted a very small chi that I could take places in my purse.


Anyway, that’s the pack. (they got one other dog they are not talking about, bb)

So now you know, on with the story of Molly...



I went with Sarah to pick her up in Concord and I couldn’t believe how tiny those pups were. They were 11 days old and weighed about 6 oz. There was only one girl in the 5 that were being adopted out, so the choice was easy. Even though I knew that raising a puppy was going to be hard work, I was excited about finally getting my tiny dog.


When I got the baby home, that’s when the challenge started. She had to be bottle fed with special formula and I bought a small pink dog crate. I put a heating pad in it and towels. I also put a stuffed bear that was 3 times bigger than the baby in it for her to cuddle up to. We were very lucky that the puppies were sleeping thru the night, but I kept her crate right by the bed on the table so I could hear her thru the night. We took her to work every day and I bottle fed her it seemed like weeks. I weighed her every day and do you know, she was growing and growing. After she was getting about one month old her eyes opened and she started to stand on her little legs a little.

Bill was so worried about her that he did not want to get attached because he was afraid she would not make it. I made sure that I was doing everything that a mommy dog would do to keep her growing.



And she kept growing! I could tell by the records that I kept of Camino that Molly was already getting bigger that Camino was but she was such a cute little dog. Because she was so little, I didn’t let her go outside for a while. I am glad that she is big because I just don’t know how you can have a 2 lb dog around with out stepping on it. Turns out that she is 10 pounds! Even bigger than Camino and sooo cute! Not quite my tiny purse dog. She just knows that she was special and the princess of the house. I dress her in little doggy dresses and she is so cute.



Once Bill knew that she wasn’t going anywhere, she became his DAUGHTER! He has spoiled her, I have to tell you. She does this cute thing when you hold a treat in front of her and ask her to wave, she waves her paw and it is so cute!

Bill is the leader of the pack and he takes all 5 of them for a walk every day behind our house. They all get so excited and they know when they are going to go. All of our dogs are very special to us and of course we love them, but Molly really is a special dog because she is so lucky to have dog parents that love her so much.



You may see Molly and Camino in the office if you stop by. We bring them in to help us relive stress but mainly to get them socialized so that one day we can have them certified to be Therapy Dogs. I would love to continue my work with home bound seniors by taking our dogs to visit them.

Summary: We are looking at a healthy market, a much better picture then a few months ago.... There is a nice jump in action/activity with 14 more homes are pending then last month, making the total 89. We are still looking at 35 sold homes over the last thirty day, however, when the pending homes become sold over the next month we should see sold numbers catch up. Next market report I am guessing 50+ homes sold over the last 30 days..

This activity during the holidays is a good sign that the market is picking up. The buyers who have been waiting on the sidelines for something to happen are starting to take action....

What is surprising is that this is all taking place during the holidays, but hey you cant argue with that.

Its a good time to be a buyer!
