Sure, that's a great idea. Here is a list. If you would like to be updated via email each time a new one hits the market, let me know. Forclosure market report for Tracy, ca---- August 23, 2007

This is the total number of REO properties on the MLS as of August 23, 2007
( data from august 7th 2007).

Total # of Residential REO's(bank owned) for sale in the city of Tracy: 142 (109)
Total # of SHORT SALES(pre-forclosure homes) on the market in Tracy: 93
Average # of days on market: 67 (67)
Median price of all REO's for sale in Tracy: $449,000 ($435,000)
Average price of all REO's for sale in Tracy: $457,813 ($422,609)
Number of REO's sold (closed) over past 6 months: 28 (27)
PENDING REO SALES: 8

Total # of vacant homes for sale in Tracy is 377............


SUMMERY: Foreclosures represent about 10% of the real estate market in Tracy, short sales represent another 10% of the market. Its also interesting to point out that the banks inventory is on the rise. Since there are about 8 pending sales this indicates more homes went under contract last month then previous months. With 93 short sales which may turn into foreclosures in the next few months, it looks like we are still going to be riding the foreclosure wave a little longer.

The following information is from the local MLS database, as of August 22, 2007 (data from August 7, 2007):

Average # of days on market: 74 (69)


Median price of all Homes for sale in Tracy: $479,900 ($480,000)
Average price of all Homes for sale in Tracy: $508,703 ($503,956)

Number of Homes sold (closed) over past 30 days: 37 days (43)

Median sales price, over last 30 days: $448,750 ($417,500)
Average sales price, over last 30 days: $477,336 ($436,110)


(PENDING), Number of properties going under agreementlast 30 days: 55 days (44)
(SOLD)Average days on market before selling: 60 days (71)

Summery: Numbers that are ( inside) are from august 7th 2007. Looks like we are getting a slight market pick-up, buyers are buying more house in slightly less amount of time and for record low prices. Homes that were on the market collecting dust are still there bringing up the days on market for actives. Being that Tracy is a micro market I think that the changes in the average and median sales price do not mean much. My impression is that prices are coming down to a point where first time buyers with good credit can get what they want now. Buyers are more confident that the market will stabilize and also are interested in taking advantage of disappearing financing options. There are even sightly less homes on the market then on the seventh.

Update: Home sold, there are others!!!!

















In my previous blog post
City of Tracy will pay your second Mortgage on this home!!!!!!!!! I talked about this home. Today I see the home front page in the Tracy Press, its sold and the new buyers are using the Tracy down payment assistance program. I am truly happy to see this program work even if it was not one of my buyers. I knew right when I saw this home hit the market that it would be ideal for this program. There are a few other homes in the area that would work but are less ideal. Also I have a listing coming on the market soon in the area that would work. Another thing is that I have been through the application process with the city for a few of my buyers and I know how it works. I have a good lender who is also ready and familiar with the process.
