A drastic price ajustment on bank sale.

I had a lot of activity on my blog yesterday about this bank sale and for good reason. The home was significantly below market. This morning I went to go check it out. When I was there I called the agent and was surprised to hear that the price has been upped to 420K overnight. This just went from a great deal to an average house on the market real quick. I went inside anyways and saw that the home could use new carpet and paint. The backyard is yet to be landscaped and kitchen and bathroom need updating. The price they had before was a severe discount but they could have counted on moving the property quickly. Judging from the activity on my blog (I got about 260 hits) this price would have caused a multiple offer situation. I guess when banks are ready to move there listings they will call me. 3 ba

A few things to keep in mind when dealing with a bank owner are that banks take awhile to respond to an offer and also banks prefer AS-IS deals with quick closings. This home is available for showings. My prediction is at this price even in this slow market this home should be going pending in the next week with muli-offers and also will be bid up some. I would guess at least 20K. Give me a call if you are interested.

This home has an approximate floor space of 1,703 square feet, with 3 bedrooms/3.5 baths, and three stories.
Its something to talk about because its been a while since Tracy has seen a new home for sale for under 400K.

The Oxford Square Breakdown, from going to the subdivision about six months ago this is the information I gathered. (from a previous post,Oxford Square):
1)All homes are built close together. Most lots are three to four thousand square feet.
2) This will be the first home development in the Tracy area that will be producing three story homes.
3)All garages are tucked into the first level, accessed from the rear of the house, access to the garages will be from the rear through a alley.
4)The homes have patios and there are no backyards.
5)14 of the homes are going to be "duets" which means they share a wall in the garage. This is something the builder had to do to get around the city's slow growth plan, Measure A.
6)HOA dues! not sure what they are, because they change, but I can find out.
7)2 car maximum per home, no parking on the streets or in the alley, just in garage area and guest parking stalls.
8)The land this is built on is High density zoning. The builder wanted to make a apartment complex on the site but the homeowners in the area would not let that happen.

Always the first step in finding a new home is financing. Start by talking to a lender to see where you stand financially and to look at all mortgage options. Because there are hundreds of different loan options available, you want to take your time and make a complete and intelligent decision on this. The Author of The Byron Hotsprings book, Carol Jenson, will be in Tracy on Sunday April 15th at the Tracy Library to sign books. She will be there from 2-4 p.m. I plan on being there to get my book signed. I have been writing about the Byron Hot springs since I started this blog over a year and a half a go. The hot springs is a area rich in history. Its hard to find anything about the hot springs on the Internet, that's why I posted about it on my blog. I was really happy once I heard this book was going to come out. The book gives a good overview of the ever
changing landscape of the hot springs. I felt the book lacked detail that one who already knew the history of the hot springs would enjoy. What I liked about the book was there were many pictures I had never seen and from looking at the landscape as to where many of the buildings used to be I was able to actually figer out where a few of them stood. The book is light reading with plenty of pictures. If you are interested in purchasing the book its here

Google launchs its free telephone "Goog-411" today

Today this morning life got a little more Google today, as if Google has not gotten into my life enough already. Google lab has launched a free 411 information service.The new service is simple, what you do is call a 1-800 number and, via voice recognition software, you can get connected to the person or business you are looking for. The service’s website says that the service is essentially an experimental service developed to make it easier for the user to get access to local-business information.
The product competes head on with Jingle Networks(1-800-FREE411), which has taken 6% market share in the U.S. 411 business over the last year. AT&T is also experimenting with free 411 calls.
I bet that this new service is going to be a big hit as long as its easy to use and also the ads are not too annoying. I am looking forward to trying this out. Below is a breakdown of how to use it. Program this number into your cell and use, its free!

I have been watching a lot of the HBO series ROME and it has gotten me obsessively interested in reading about ancient history. When I was doing some research I came across an interesting real estate related story. Cassus was one of the richest most successful businessmen in Roman History. His wealth came mostly from slave trade and real estate. He came to own most of Rome and increased his fortune from 300 talents to 7100 talents. (Bill Thayer puts the value of a talent in 2003 as US$20,000 or $6 million to $143 million.)Fire and Real Estate in Ancient Rome:

Using his wealth and position he developed a cruel technique based on the fact that there was no efficient means of fighting fires offered by the government, so he raised a troop of 500 slaves, all skilled builders and trained in the Roman method of firefighting -- which is destroying the burning building to curtail the spread of the flames.
He and the slaves would go to the burning house, and as it burned, then Crassus would attempt to buy it as well as the neighbouring buildings. As the building burned more and more, Crassus would offer less and less. As soon as the owner decided to sell, the slaves would quickly put the fire out. Using his team of builders he would then rebuild the area and keep it for rent, or sell it for large profit. What a shark! At one point Crassus was said even to own most of the city of Rome. Its very curious to think who might be starting these fires. I am sure that if Crassus came to you to sell before fire you better sell or there might be a fire.
Cassus is also famous for being Sent into battle by the senate against the great slave leader Spartacus during the third slave rebellion. While Cassus acquired much wealth and power he never was able to achieve political success due most likely to the fact that he could not compare in any way to the great leaders of his time such as Julius Ceaser and Cissiro.
