Hot Deals in Tracy from 400,000 to 450,000

400,000-450,000.

Here is a link to all homes in the 400K to 450K price range. (There are about 60 as of today.) This link will be complete with details and pictures and is good for about 30 days after this post. What I am doing in this post is taking the 400,000-500,000 price range homes and make it into two blog posts because there are so many homes in this category. So after looking at the inventory today here are the 2 best homes on the market in my opinion in the price range of 400K-450K:

1)
920 Alpine Way, Tracy, CA 95376
Listing #60092263
$430,000 (Original Price:$500,000)
Price/SqFt: 248.12

Beds: 3
Baths: 3 (2 1)
Sq Ft: 1733
Yr: 1990

I have seen this house with clients. This is a very nice home on the south side of Tracy in a subdivision called Monument( A.K.A Tahoe Circle). Most of the homes are two story and come with tile roofs, Stucco exterior, and slab foundation. The homes feature large open areas, lots of windows, and a nice practical layout. What I like about this home is the marble tile floors thru out. Formal living room & dining room with high ceilings.
Here is a map of the location.

2)1476 Gentry Ln Tracy 95377
Listing #70002936
$427,900 (Original Price $450,000)
Price/SqFt: 234.08
Beds: 3
Baths: 2 (2 0) (FH)
Sq Ft: 1828
Lot Sz: 0.080
Year Built: 2005

This is a REO property off of Antonio Loop in West Tracy near the Sports complex. REO just means (real estate owned). This peticular property is owned by Wells Fargo Bank. This is a home that is truly priced to sell. With a bank owned property like this it can take a while for an offer to be excepted and for a deal to close, its a good deal but one must be prepared to jump through a few hoops for the bank. Here is a map to the property via google maps.

Those were the two best. Which one do you want?

Any comments are welcome.

Best Deals in Tracy (Part one) 300,000-400,000

(my new Salt water fish tank)
Here are a few of the hottest homes currently on the market in Tracy and priced to sell. These listings are from the public MLS and are not my listings. I am going to break down the best deals post into 3 different posts so I can get it out quickly. I also my plan to renew my efforts for this blog and be putting out at least two blog posts a week, btw thanks for reading and I promise that the best is yet to come.

If you are a new reader please keep in mind that I am a licensed realtor who lives and works in the central valley. I am also an exclusive buyers agent and I can represent YOUR best interest in any real estate transaction.

So out of the 658 properties listed in the MLS for Tracy, Ca here are the best deals in my opinion.

Current Best deal under 300,000: Out of the 11 different homes and condos listed under 300,000 the award for best deal goes to 238 W. 20th st. Because this is a single family home on a nice sized lot in a decent area of Tracy called parker acres. This MLS listing has no pictures yet but it appears to be a rental property because the sellers are performing a 1031 tax exchange.

This should go pending soon......................
