City of Tracy Downtown Rehabilitation Home Loan Program
The city of Tracy Provides deferred, down payment assistance loans of $50,000 for low income, first-time homebuyers for the purchase of newly built or existing homes in the target area.

# Applicants must be owner-occupants of home in need of improvements.
# Homes must be located within the downtown area (see map below).
# Programs are available to downtown Tracy residents whose income does not exceed the limits.

So last week, the city upped the income qualifications to allow people with higher incomes to use the program. Now a family of four that makes up to $68,500, or 120 percent of the county's median income, can obtain $75,000 to put down on a house.

Under the new requirements, a buyer likely could qualify for a loan on a $375,000 home. However, the loan program also limits the buyer to homes in the city's 3-mile-wide downtown redevelopment area.
