The Power of a proper Search.

The best way to watch the real estate market in any area is through daily email updates. If you did not already know most realtors can put your criteria into a database that will automatic send you listings to an email address as they hit the market directly from the MLS. The key to the whole thing working though is having a good search criteria that reflects your exact needs. The good thing is that there are many different choices.

The emails that I send come with maps, muliple pictures when applicable, lots of details and descriptions. All you have to do is let me know what you are looking for and I can put you on that kind of search.


Each house that fits you criteria will be sent to you in the morning in a single line format. If you want more information about the property just click on the MLS# hyper link.

Also if you own a home you might want to monitor the sales in your area. Just let me know the address you would like the radius search to be based on then I will send you all homes in your area as they go active, pending, and then sold so that you can monitor the activity in your area yourself.

There are many different ways you can use this tool that I plan on posting about later. For now just send me an email with your request and I will get you set up. Below is an attempt to brake down a few of the basic choices you have when receiving email updates.

1) First choose what type of real estate you would to see emailed to you.
(Real estate on the MLS falls under one of these six categories, these categories have subcatigagories.)

A)Residential(1 House on Lot, 2 Houses on Lot, Condo, helpless)
B)Residential Income(Single Family, Duplex, Triplex, Fourplex, 5 or More Units)
C)Commercial(lots of options)
D)Business Opportunity(lots of options)


2)Searching Locations: Choose different cities or counties that you wish to view listings in. There are a lot of different ways we can search for a location such as a search by city, county, zip code, Subdivision, School Counties, School Districts and we can also do a .25-2 mile radius search based on an address.

Sacramento
San Joaquin

3)Price Range: Choose a price range to see homes. Ex (xxx,xxx to xxx,xxx)

4)Lot Size: Limit your search based on the size of the lot, Based on either sq.ft or acres. For example you may only want homes that have atleast a 6000 sq.ft lot or bigger, If you are looking for just Ag land then you might specify 40+ acres only.

5) ALL KINDS OF DIFFERENT OPTIONS and these options have sub-options:

Star Trek: The Experience

I went to Las Vegas for the first time about a week ago with my wife and two good friends, Kara and Fritz.
We stayed at the Monte Carlo, it was amazing. There is so much to see and do in Vegas you cant just do it it 3 days, by the end of our vacation I was exhausted.
One of the most notable experiences besides the great food and gambling was The Star Trek experience at the Hilton in Las Vegas

When I was going throughout the turbolift doors I had to make the door opening noise myself.

The Star Trek experience at the Hilton in Las Vegas is highly recommended as is the Monte Carlo.

Working on My House

As some of you may know I am working on my own re-modeling experience. My wife Sarah and I bought the house last Christmas and we have been slowly working on it ever since. Since remodeling is on my mind its now on my blog. Here are a few good reads on the subject.

Usually I don't care for the news articles flashing before my eyes on MSN.com but this one caught my eye. Its nice to see that I am pretty much hitting all points in one way or another. Just recently I have been dedicating 3-4 hours a day working on the house after work, my goal is to get the house up to our standards by September. I started with the elecrical which is still an unfinished project. As for the inside we have decided to get the walls and ceiling done first.

Section 8 Homeownership Option

I was looking through the San Joaquin County Housing authority website and came across this interesting program. The SJCHA has allocated 5% of their Housing Choice Vouchers to participate in a HUD Homeownership Option. This plan allows eligible families to purchase a home and have part of their mortgage paid through this new form of voucher assistance. I really don't know too much about this program other then that. I wonder if this program has been put into action yet or if anyone has actually bought a house using it. Who is eligible?

Determination of eligibility is based on family income, composition and assets just like the regular Housing Choice Voucher. In addition you must:

* Be currently receiving Section 8 assistance.
* Be a first time homebuyer (except elderly or disabled households).
* Select or reside in a unit that is eligible to receive assistance.
* Participate in a homeownership program.
* Meet the employment and income requirements
* Not have defaulted on a mortgage

My advice is that if you qualify to take advantage of this program.

Tracy Citizen's Guide for the City of Tracy:

Is a valuable resource if you are planning on moving to Tracy then make sure you checkout and bookmark this citizens guide on the City of Tracy's website by Mayor Dan Bilbrey.

This is the one stop shop for every utility and public service you might need when you move to Tracy and how much it will cost. It gives out all local utility numbers, school info, cable tv, phone company, ext. Also there is a lot of infomation regarding fees for water, garbage, and sewer that is specific to Tracy.




What you can expect to pay for different Utilitys in Tracy as listed in The Tracy Citizens Guide:


Garbage: $19.95 (for all 3 bins)Trash, green waste, Recycleable

My Two Chinchillas

My two chinchillas are baby making machines!


These two love birds cant keep there hands off each other. Chi'chi had four babies just the other day, which is a lot at once for a little chinchilla. Chinchilla babies come out with there eyes open and fully fur'ed. They look just like mini-chinchillas from day one and are very independent. Also another interesting thing is that Charlie, the father, is really protective of his children and really takes care of them compared to Chi'chi. She rests most of the day and only comes down to feed. I bet she is already pregnant again.

Just about every 5 months.

Chinchillas are a great pet for an adult.
Children tend to lose interest because chinchillas tend to do there own thing.


Things to keep in mind before getting a Chinchilla

* Chinchillas are nocturnal.
* Chinchillas need attention, but they dont like to be picked up. T
* Chinchillas need to have their cage cleaned frequently at least once a week.
* Chinchillas can live up to 20 years
* Chinchillas need a C

* They like to take
dust baths which can be messy(watch a chinchilla take a dust bath on google video)
