90K price reduction, move quickly.........

I Saw this listing on the MLS today when I was combing the price reductions. Its such a good deal that I want to make sure that my readers know it(listing #6003346) while it is still active. The write up on the MLS says the owners are "motivated" and that's why they have dropped the price $90,000 from $510,000 to $420,000. That makes this one of the best deals currently in Weston Ranch. From the picture of the outside the house looks like its in good shape.

they were pouring foundation for the lots. The Models are still in production. They are starting at $450,000 for a 1700 sq.ft single family home which at first seems like a super deal. Its a good price but its by no means a super deal when you think about it. The best homes to compare to these are the ones for sale just a few blocks away at SycamoreV. For example if you were to pay 34K more you will get a slightly smaller home on a slightly above avrage(6000 sq.ft) lot. Check out the website for floorplans and more information they are really nice single story homes and there are only two left.3-4 Bedrooms
From $456,900-$531,4002
1,703 Sq. Ft. to 2,238 Sq. Ft.
Oxford Square Breakdown:
1)All homes are going to be really close together. Most lots are three to four thousand square feet.
2)A lot of the homes will be Three stories. This will be the first home development that I know about in the Tracy area that will be producing three story homes. Seems like a lot of stairs to me.
3)All garages are tucked into the first level under the house, access to the garages will be from the rear through a alley.
4)The homes have small porches or patios and there are no backyards.
5)14 of the homes are going to be "duets" which means they share a wall in the garage. This is something the builder had to do to get around the city's slow growth plan, Measure A.
6)It is interesting that HOA dues have not been established yet but there will be a HOA which will take care of maintaince.
7)2 car maximum per home, no parking on the streets or in the alley, just in garage area and guest parking stalls.
8)The land this is built on is High density zoning. The builder wanted to make a apartment complex on the site but the homeowners in the area would not let that happen.

Here are a few pictures I took the other day of the Brichetto tomb in Tracy. This tomb was built in 1912 for the Brichetto family of Tracy. During this time the Brichetto family owned much of the land around Tracy. The tomb is located in the hills south of Tracy above the Tracy Golf Course. There is not much to see though its just a about 1/2 acre square with a wrought iron fence all the way around it and the tomb in the middle. The fence and the tomb are in good condition for being so old.
Located in the hills near the Tracy Golf Course
Map of area
The Stewart Iron Works Company

The Stewart Iron Works Company sure makes a fine fence. I would guess from this seal that the wrought iron fence that surrounds the tomb was built around the same time as the tomb in 1912. Its still very sturdy. Whets neat is that the company that built the fence is still in business today. They have been in business since 1888.

"According to the provisions of the will of G. Joseph Brichetto, this one acre private family cemetery was established in 1916 on a hilltop overlooking the vast lands of the Brichetto estate. Immigrants from Italy, G. Joseph, a pioneer farmer and merchant, and his wife, Luigia (Canale) Brichetto, settled in the Banta area in the 1870s.The cemetery contains a granite and marble mausoleum, built in the Grecian Doric style, with twelve crypts for Brichetto family members. Mr. and Mrs. Brichetto were the parents of seven children, four of whom are interred with their parents in the mausoleum." Check out more here

I went to see another historical site the other day. This one is pretty tame, its located in Clyde Bland Park at the end of Lowell. This is a little one room school house that was built for some of the first local familys in 1878. It has been restored and I am happy to report it is in exellent shape, also the park is really nice except for all of the noise from the 205 Traffic.
Click here to check out the little mini-video tour I put together playing around with google video and my camera. I put Sugar Magnolia by the Greatful Dead in the backround.
From the Stockton Record:
"Tracy's Lammersville School was erected when local families got together to built a school for their children, Pepper said. The families pooled their resources to pay for a teacher and took turns providing the educator's room and board. During the Gold Rush, you had schools springing up everywhere across the county," he said.

This hot springs located off of highway 4 near Byron, ca. The known history of these hotsprings spans over 200 years. In that time it has been a salt mine, a resort, a POW camp and now a cow pasture. On this spot there have been three hotels, only one is currently standing. There are also many buildings on the site in various stages of decay. This place is a true piece of American and California history right in our own backyards. This hotel used to be a Mecca for Hollywood stars. What going on with this site? I don’t know. Is it possible to save the 1912 hotel? I don't know. What I do know is it was built with brick, concrete, and rebar. I walked around inside the building and it’s built to last.
Notable guests at the baths famous A list movie stars of the time as well as athletes and presidents. Famous guests included Clark Gable, Jack London, Mae West, Charlie Chaplin, Fatty Arbuckle, President James Garfield, and Francis Bushman. Below is a little history, some historical links, pictures I took of the site on my hike and also a few of my ideas on development
Byron Hotsprings rich History:
Before the hot springs was ever a resort it was a popular place for Native Americans and early settlers to camp on there way to and from San Francisco. The first development was the salt mines in 1863 the salt mine did not do well and during this time it was still a popular watering hole. The first resort hotel was Built in 1878 it was a wooden structure, built at a cost of $50,000 and was 300 feet long by 30 feet wide, with two wings 50 x 100. This structure burnt down when it was 32 years old on July 25, 1901. For more detailed information check out the links below.More reading:

Hotel Built in 1902-1912

Construction on a new hotel began soon after the fire of '02 at a cost of $150,000.00 it was situated on a small knoll directly across the square from the site of the first one facing east. People would come from all around to use the springs and spend week-ends playing tennis, croquet, golf, billiards, shuffle board, riding horses or relaxing in the gardens.

After having two hotels burn down the owners got wise and spent 150K on making a 4 story hotel out of brick and concrete, making it fire proof This structure was so well built that it still stands today which is amazing considering no-one maintains it. There are many fire hydrants on the property that were installed at the time of construction; I bet they wanted to make SURE nothing was going to burn down again. More reading
1912 Hotel
This is a post I did about two weeks ago that I had to delete and repost because of HTML tag errors that I do not understand, sorry for the confusion
In the 30's the hotel hit hard times and closed its doors. In March 1943 the U.S. Army chose to put one of several secret interrogation centers for German naval prisoners of war. The U.S. Navy had asked for these centers to gain naval intelligence. During 1944, there were about 921 Japanese prisoners and 645 Germans interrogated. The same report shows that the maximum number of prisoners on hand at any one time did not exceed fifty-one. Since it was a violation of the Geneva Convention to set up such centers and question prisoners of war in this manner, the centers were made to look like PW processing centers where PWs were brought for a brief period before being sent on to established PW camps. The PWs were made as comfortable as possible with good living quarters, good food and plenty of recreation. This got them talking. Also, anti-Nazi Germans working for the Americans, were intermingled with the PWs to draw them out. The activities were kept secret from the local citizenry and from the Swiss Government representatives who visited the center from time-to-time. The information gathered at Camp Tracy could have positively effected the outcome of some of the critical battles of the war. Some of the improvements made during this time included barracks, a fire station, and an air strip which is now the Byron Airport.
I'm guessing this picture on the right is the barracks. It's basic and has a 40's style tile in the kitchen and also some pretty modern insulation in the walls. The picture on the left may be the Fire station the army built.

Interesting quotes:
The 50th Year Reunion: A Good Time To Look Back and Look
Ahead -- Dempster Dirks "When I was stationed at the PO.W. Station in Byron Hot Springs, near Tracy, California where we monitored the German and Japanese officers who were our "guests," our Commandant, Colonel Kent, felt it was only right that we would occasionally take some of the officers into San Francisco with us for dinner and a show."
A quote from the late Bill Burdette, the last Tracyitte who was at Camp Tracy(I wish I had the chance to talk to this guy, past interviews?) "There were 5 top German Generals. The best known was Gen. Gustav von Vaerst, who had been commander of the Fifth Panzer Army in North Africa. “He (Gen. von Vaerst) and other German generals were quite formal, even haughty. They wouldn’t speak to enlisted men like me, only to senior officers"
