I did a story on the Northbank condo conversions about a week ago(story). The hidden Northbank condos are on the MLS as re-sale and in the same subdivision but cheaper! I call them hidden because you will never see them if you go into the sales office.(they wont tell you about them, they will lose a sale). Here is a link to the "hidden Northbank condos" featured on the MLS. Starting at 159,000 instead of in the 170's might give you some extra money each month in a lower payment, every $10,000 will lower your payment by $80, so the money you save each month can cover the 180 HoA dues, perfect...............................OK whats a Condo Conversion...................... There are about five units available that you will not see for sale if you went to the Main Office and all five re-sale units are Cheaper. You should look at all the inventory before making a decision. From the pictures one of them for 159K looks like its been remodeled. It pays to have a buyers agent who can look at the market objectively and find you and your family the best deal.

Capital Gains Tax Laws and Loopholes

2)Use Test: During the 5-year period ending on the date of the sale, you must have lived in the home as your main home at least 2 years.
~Members of the military also get special home-sale consideration.

1. Employment loophole: The sale of your main home is because of a change in place of employment if your primary reason for the sale is a change in the location of employment of a qualified individual. The new place of employment has to be at least 50 miles farther from your home than the former place of employment was (or, if there was no former place of employment, the distance between your new place of employment and the home sold is at least 50 miles).
What is pretty interesting is that it can be just about any member of your household and also employment is also defined as Self-employed, interesting indeed.
2.Health Reasons Loophole: The sale of your main home is because of health if your primary reason for the sale is to obtain, provide, or facilitate the diagnosis, cure, mitigation, or treatment of disease, illness, or injury of a qualified individual. For purposes of this reason, a qualified individual includes, in addition to the individuals listed earlier, any of the following:
~Parent, grandparent, stepmother, stepfather.
~Child, grandchild, stepchild, adopted child.
~Brother, sister, stepbrother, stepsister, half brother, half sister.
~Mother-in-law, father-in-law, brother-in-law, sister-in-law, son-in-law, or daughter-in-law.
~Uncle, aunt, nephew, niece, or cousin.
3. Unforeseen circumstances Loopholes:The sale of your main home is because of a circumstance that is out of your control. If your primary reason for the sale is the occurrence of an event that you could not reasonably have anticipated before buying and occupying your main home. There are a few interesting ones that I did not even know about:
~An involuntary conversion of your home.
~Natural or man-made disasters or acts of war or terrorism resulting in a casualty to your home, whether or not your loss is deductible.
~In the case of qualified individuals (listed earlier under Change in Place of Employment):
~Death
~Unemployment
~A change in employment or self-employment status that results in your inability to pay ~reasonable basic living expenses*
~Divorce
~Multiple births from one pregnancy.
Amounts spent for clothing.
Housing and related expenses.
Medical expenses.
Transportation expenses.
Tax payments.
Court-ordered payments.
Expenses reasonably necessary to produce income.

Talking on the cell phone while driving

Driving on the highway can be tricky and if you are like me you spend hours driving on the phone. I am a big fan of headsets. Cell phone headsets have made many advancements over the years making them more comfortable and easier to use( so you no longer have to use the rubberband
technique). If you have a cell phone and make calls while driving, you should consider using a headset. In some counties and New York State it is now illegal to drive while on a cell phonel. If you obtain a cell phone and an earpiece that are Bluetooth® enabled, you won't even need a wired connection with your handset. Learn more about bluetooth here. Many cell phones now offer voice recognition. Also if you are board of traditional radio stations its time to consider podcasts. Podcasts are basicly internet radio you can download to an mp3 player and play in the car. 3 new listing today 4/21/06

CalHFA’s interest only PLUS is a 35-year conventional loan with a below market fixed interest rate. Borrowers pay only the interest on the loan for the first five years. After that, borrowers pay principal and interest at the same low interest rate for the remaining 30 years. This program is intended for first-time homebuyers who meet specified low and moderate income limits and who are purchasing a new or existing home anywhere in California.
