BUYERS: What Not To Say When Looking at Homes

Its a fact of real estate that sometimes when buyers are looking inside a home with there agent the seller(s) are going to be there. There are a few things to remember when this happens. This article from Agent-Broker News that talks about what you should not say around a seller and a few other good buyer tips. I felt this is a very interesting article for any buyer in a buyers market.
Some like to lead you on a grand tour and sell you the home, and others like to silently follow you around the house, both are observing everything you say and do. When a seller is at the house it makes it hard to show because my buyers and I can not discuss freely what we are thinking. The reasons are two fold, one we do not want to offend the owner, and two, if we love the house we don't want to give away the "farm". The best thing is to be neutral and save our thoughts, comments and ideas for when we are in the car driving away.
"We don't want to make the seller mad and we don't want to tip our hats........."
Your Homebuyers Shouldn't Say "Love" or They'll Pay Dearly

Here are a few things he advises buyers to never say in front of a Seller:
~I love it.~
~It's perfect for us (me).~
~We (I) just fell in love with the house.~
~I (we) just found my next home.~
~It's our dream home.~
~We've loved it for years.~
~We love it. We want it.~
~It's the perfect house for us (me).~
~We love this house. Dearly.~
While this advice may just seem like common sense, you really do have to be careful what type of information you are communicating to the listing agent (sellers agent) when looking for a home? If you are represented by a buyer's agent, you should never meet the listing agent face to face.
A few other tips that I liked......
1)Adopt a poker face
2)Moderate picture taking
3)Don't stay too long
4)Review closed sold comparable from the last six months
5)Ask factual questions, which can you, can independently verify answers.
On the flip side, some things you want to think about is to be respectful of peoples homes. Most people take pride in there homes and also are very insulted when a buyer suggests a change of some kind. Its like telling the seller there is something wrong with him or her.
The only piece of advice I do not agree with is "(1) sleep on your decision, don't be impulsive" If we see a house and you love it there is no reason not to go back to the office and write the contract. When looking at homes that are under market value this doesn't apply. What I mean is that the best deals sell quickly. That's the rule. Besides if you change your mind before the contingencies are removed you get your deposit back. Typical contingency period for a California residential purchase agreement is 17 days for inspections and 17 days for loan. Once the contingency are removed by contract the deposit gos to the seller.

What's going on in California?
I have three articles for my readers one is about the California Market, one is about the National Market and the last is an interesting article about mortagage trends. The market up and down the state is changed from a sellers market to a buyers market.
Median price of a home in California at $535,470 in February, up 13.7 percent from year ago; sales decrease 15.5 percent a report by the California Assciation of Realtors(CAR).

Whats happening at the National level?
The National Assn. of Realtors reported Thursday that sales of existing single-family homes rose 5.2% last month to a seasonally adjusted annual rate of 6.91 million units. The biggest increase in two years took economists by surprise.
The buzz around the web is that Seattle, Washington is now the place for apprecation homes out there are "going gangbusters" as reported by the Herald in Snohomish county, Washinton.

This chart found on NAR website shows the real estate inventory for all of the US. The number at the end (mos. Supply) means how many months it would take to sell off all current inventory at the current rate of sales per month.

Use of ARMs declines - Mercury News in San Jose
In February, 51.9 percent of all California home buyers took out an ARM, down from 63.7 percent in January, 68.7 percent in December and 70.9 percent in November, according to La Jolla-based DataQuick Information Systems. State ARM use crested last May at 73.7 percent.

Found a local blog for the blogroll, The San Joaquin Blog
Its not new just new to me it seems to be about local politics simply called San Joaquin Blog.
Since I am trying to keep tabs on all local blogs I am going to link to them in my LINK section. Go to my links for a complete list of all local blogs and other favorite websites of mine.
Through the blog I also found a new website for local politician and ex-safeway employee, Tom Benigno, who is running for Congress. I don't know to much about politics but I read his bio and it says he used to work for Safeway, like myself so he is cool.

Sorry I have to do a little bragging here. This is a post I put together for craigslist. Weston ranch is in Stockton not Tracy, I know.

The house went for above asking price! For the last week that makes 3 pendings in the whole WR area. The Barringer Team has two of those listings. 3 out of 200 is not very good odds. Check out our DOM track record below.. DOM means Days on the Market before an excepted offer. Average days on the market is around 37 days in Weston Ranch, a lot of the homes have been on the market for over 50 days and never get sold, those homes are not repersented in this chart. They just sit there forever. The data below repersents a buyer and a seller getting together and closing the transaction. There are about 200 listings for sale out there right now, which is considered high inventory. Check out the market activity charts I put together using MLS data. The Data is all sold properties in Weston Ranch since 8/01/06, about 250 homes.
What I am tring to show you is how we get homes sold with a team full of Experienced agents working for the same goal.

What is a blog?
What is a blog? Blog is short for weblog. A weblog is a journal (or newsletter) that is frequently updated and intended for general public consumption. Blogs generally represent the personality of the author or the Web site.
People read blogs with newsreaders that will pick up subscriptions to a blog through an rss(really simple syndication) feed. Every blog has an rss feed. There are rss feeds for every topic you can think of, news, pictures, politics, everything. Its the new savvy way of getting the news that interests you. That's the way I use it anyways. I love it, I use google and I have a google homepage with about 10 different subscriptions including my own blog. Every time I post a new article a link appears on my homepage with the title of the article.
That will make it so that you can keep up with many different sites updates at once through your home page once you register with one. Wordpress.com has a great introduction to blogging if you would like more information
Pick a popular one like google.
Just register for an account and also get a gmail account while you are there.
This will give you a google homepage you can use as a newsreader and customize any way you like.
If you have any questions on how to set up one of these give me an email and I would be happy to help point you in the right direction. The little chicklets that say "add google" "add yahoo" and so on are links to setting up different home pages. I like google.

The higher propose is to educate my prospective clients and past clients and to interact with other professionals o. If you like my blog please use my services. This takes a lot of time and effort to put together. This is just a work in progress and since I am doing this all myself it should be a great blog for Tracy, California beyond.

Tracy Market Activity for 3/10/06-3/17/06
Here is the weekly Market update for Tracy, Ca. Sorry for being a day late. Since I am not putting this out on Friday I am not including the Open Home list this week. If you want a list of open homes just emai me @ barringer.public@gmail.com. For this week there are 462 homes on the market, 31 pending and 18 sold.
Homes are still selling steadly and inventory is also rising but slowly. Inventory grew about 30 homes in one week. What that means is we are moving deeper and deeper into a buyers market.
The most interesting sold property this week was on Madison.
1440 Madison Ave 2650 sq.ft on a 0.210ac lot built in 1956, What is interesting is I saw this home go for sale about six months ago for 500,000. Its in the older part of Tracy, single story ranch feel to it with a nice pool in the backyard. Now when they first put it on the market they were asking too much so it sat there. Then they reduced the price a few weeks ago to 479K. What was really interesting is that they sold the house for 430,000 which is a great deal for the buyer!!!! I figer that if they would have listed the house with us we would have put the price at 449,999 and most likly would have gotten the price bidded up. When you are willing to take less but put your price way high people just assume you dont want to go down in price and you miss a lot of traffic. Putting your price lower then market generates excitement. It makes it so that the buyers fight each other instead of beating you up.

Local Superstar MC Hammer gets a Blog

alright now Stop........HAMMERTIME. Being a fan of Mc Hammer since I was 9 years old I am really happy to see him blogging, at first I thought it was fake but its legit, 2 legit.
Props to Tracys most famous resident, Mc hammer for getting a blog. McHammer was recently on The Surreal life and I though Hammer repersented himself very well in that show. I see him around town every once in a while. I know he loves Nations just like I do. I always go there in the morning and get a burger and read the newspaper every once in a while hes there too.
Me and hammer started blogging at the same, sweet.

In the report you will find the weekly home sales activity for the city of Tracy, Ca. Each week has a hyper link to the pending and sold homes in a CMA report. Please keep in mind that these links are updated as they change status, for example, if a home is pending and then the deal falls through it becomes active and falls off of the pending list. Summary: The market seems to still be picking up. New home salespeople are saying that inventory is shrinking and that's because they have been slashing prices. Value seems to be holding steady there were some strong sales this week. Our team has been very busy, my mom sold a really nice home for 910K. We have 6 homes pending and 3 listings on the board, it could always be better :) I am never to busy to talk to a prospective client or my existing clients for that matter.
