Homeless man blogs

"A look at the perennial problem of homelessness from a unique perspective: from someone who is currently homeless." This is a great blog that shows the true face of homelessness. I have read through the entire blog it was really interesting. My prayers and thoughts go out to him and his family.

Links
News Story the news story from North Carolina
Lessons of Katrina a quote from his blog:
"I was reading over the weekend about the lingering effects Hurricane Katrina has caused in New Orleans. A lot of people were rendered homeless that dark day. Some have since found refuge with friends and family; some have begun new lives elsewhere. Some have placed their trust in FEMA (they're probably better off trying to hit the lottery.) Some, I'm sure, have probably become New World Gypsies, moving from place to place as the mood, and the lure of work, strikes them. All have one thing in common: they used to have homes. In the space of one day, they don't any longer. My point is that this can happen to any of us, at any time. My downfall was lack of money (and a modicum of poor planning) that led to eviction. But homelessness can come just as quickly under other circumstances. A fire. A tornado. A prolonged illness. Bankruptcy. Layoff. Job outsourcing. Incompetent political leaders. A meteor. The list goes on. It is easier than you think to have a house fulll of stuff one day and be living on the street less than a day later.Homelessness can come like lightning (or by lightning...) Be vigilant."
So true this could happen to the best of us.

Marketing plan needed

According to Dian Hymer of Inman News, "Listings are most salable when they're new on the market. To maximize your chances, your home not only needs to be priced right and properly prepared for sale, you also need a comprehensive marketing plan. You want to make sure that information about your listing reaches as many potential buyers as possible. So, pick your listing agent carefully. A prospective listing agent should provide you with a marketing plan. Ask to see samples of the marketing materials that will be used to promote your home. Make sure that your home will receive Internet exposure. Over 70 percent of today's home buyers start their home searches on the Internet."

Condos for the Low 200's in Manteca?

Call 800-894-7282

Heres some sweet little condos near the golf course in Manteca, Ca. Just refurbished, new carpet, new vinyl, appliances, light fixtures, new interior and exterior paint. Great Manteca location-Great price. This is a condo conversion. What that means is that these used to be apartments. They are about 50% complete with the project so its rolling right along. They are even offering a sellers insentive package.

I think that this is another example of the changing market. When it becomes a buyers market like this you start seeing a growing condo market. You also start seeing the new home prices lower then before. I have not seen a condo in manteca for 200K since I have been in the business (2 years). There are also a few condo conversions in Stockton and one in Tracy I would be happy to show you also...............................

NO MELLO ROOSE TAX! MOVE IN READY!

First person to qualify gets it. I just got a call from one of my builders in Lathrop today. She has a 2300 sqft home available that is built and has about 27K in upgrades. The buyers financing fell through so the builder is slashing the price to sell it quick. The lot is a little on the small side at 4,200 sqft. But you get a really long drive way!

They need a quick 30 Day close and they will sell it to the first person who qualifies with there lender.

So if you are interested give me a call because we have to get over there as soon as possible.

Also if you are interested in new homes I know all of the developments in the area and I am privy to the best deals. I also know which developers are willing to take less then the asking price.

similar homes in the same subdivision are listed on the MLS for 480K. I will show you the comps. Now that this is a buyers market the new home market is leading the way.

This is a sweet deal to come in and pick up.

8-Plex in Tracy for Sale

Image hosting by Photobucket
220 W Carlton Way
Four duplexes, total of 8 rental units. 2 bedroom 1 bath each. Looks like each unit rents for about $850/mo Do not disturb tenants, write offer subject to inspection. To be sold As Is.

This is a hard to find income property located in the heart of Tracy. There are no pictures on the MLS yet the one above is off the MLS archives. It looks priced to sell. I might take a walk down there this evening since I live about 3 blocks away.

If anyone is interested in buying this place what we would have to do is write an offer subject to inspections. Then once the offer is excepted we have to get right in there with our inspectors and see what kind of repairs it needs. The Seller wants to sell the place AS-IS asking in the MLS to limit his expenses to $1000.

My Red Cross experience

Image hosting by Photobucket
I volunteer with my local Red Cross chapter as a trained national Disaster relief Worker and local disaster response team. In October I went To Lufkin, TX to help out with the Katrina and Rita disasters. It was a very rewarding experience and I would recomomend it to anyone. Below is a few pictures I took and something I put together for a newsletter about my experience.
My job was shelter operations. I had to feed and take care of hundreds of people all displaced by Katrina and Rita last month. I signed up with the Red Cross right after Katrina happened. I felt that if I could somehow get down there to help I could make a difference. I went to a one day training class at the Stockton Red Cross center for shelter operations.
Then I was off to Austin,TX. The next day I arrived at the Red Cross headquarters, where hundreds of volunteers were being checked in and randomly assembled into disaster teams. We formed teams of eight, exchanged cell numbers and picked a team leader then waited to be assigned to a shelter. It was a "hurry up and wait" type situation. The next day we got our assignment, Pentecostal Church Camp, in Lufkin,TX.
So we were off in our rental cars for a 7 hr trek with a break in Dallas. Lufkin is in south/west Texas near the Louisiana boarder just north of Beaumont and Port Arthur, which had been completely destroyed. Rita had just hit four days before I got to the shelter, so when I got there it was running at full capacity. We were housing some 800 people plus we fed some 400 people displaced but not in the shelter. Half of the people staying at the shelter were from Louisiana for Katrina and half were from Texas because of Rita.
The whole experience actually seems like one long day. I would start early in the morning and go around the camp with my golf cart and pick up trash. Then I would stop around 6:30 and start helping with getting breakfast ready. Breakfast was at 7:30, lunch at noon, and dinner around 6:30. All meals were all served in the same fashion. We had to set up the mess hall each morning because that's where everyone slept the night before. Food would come from a delivery truck from Red Cross or the Salvation Army and we would serve food in a chow line, kind of like a school cafeteria. It is really neat to see how fast and easy it is to feed so many people.
We never ran out of food, people always had seconds, and desert with dinner. The food was not bad, we had what tasted like Tri-tip one night. Water was in aluminum cans brought by FEMA. Anheuser-Busch donated 321,000 cans of filtered water which we jokingly referred to as "Baptist Beer". Aluminum makes water taste like metal.

My duty besides feeding was to take care of the dorms. I had to go in each morning and bring sick people food, find out what peoples needs were, and resolve personal conflicts. I would visit the dorms at least 2 times or more a day. We had our own laundry system developed, I would pick up pillow cases with numbers on them indicating ownership and pick up black trash bags of linins each day they would be sent out to be processed at a laundry and then brought back the next day. There were medical issues like people needing medication but lost their prescriptions. There were many questions like "where is the FEMA and red cross money?, When can we go home?, What are we supposed to do now?. We were the Red Cross representatives; the thing is we knew as much as they did. My answer always was "I can get you food and I can get you shelter and I can get you supplies but I have no idea when the money is coming, if I did have an answer it would just be a rumor anyways." There can be issues 24 hours a day at a shelter.

So even though we were working 12-16 hours a day and everyone was always sick with something. I was never tired. There was always something to do. I got all my energy from those who we were helping. The whole experience really puts things into prospective. Because everyone pitched in things got done and money got to the people. People who had little before the hurricanes now had nothing. They needed a jumpstart to their new lives. It took a long time to get things organized but we eventually got each family set up with 18 months of temp housing and emergency funds from FEMA and Red Cross. Texans helped by having huge job fairs employing anyone who was willing to work.
This was one of the few pictures I took with some folks who were staying at the shelter. I cant remember there names but they are both from Beaumont, Tx where there house was completely destroyed. .

This is outside the shelter at night. Usually people would all gather around after dinner and the preachers would start there preaching it was wild.

    Craigslist is in Trouble

I hope these people lose because craigslist is a great tool. People are so frivolous.

    Article

A group of lawyers has alleged that a handful of housing ads posted by our users are disciminatory, demanding that craigslist use outdated and mistake-prone methods that if adopted would actually reduce fair housing opportunity, while eroding free speech rights. In reality, the craigslist community already excels at ensuring equal opportunity housing, earning praise from fair housing groups. This lawsuit will likely be dismissed, and the craigslist community will be recognized as the gold standard for promoting fair housing for all, while fully respecting each person's constitutional right to free speech and free association.

What I did On my Birthday.

Yesterday was my Birthday It was a perfect day to take the dogs for a walk. I am now 26 years old. I spent the hole day with my Wife Sarah and Family. I can't think of a better way to spend the day. Lake Del Valle in Livermore California is a nice place to play. They have boat rentals, camping, fishing and lots of dog friendly trails. I have always went there since I was a wee lad. It always amazed me how big the lake is and how close to home it is as well. We had a great time.
