This new development located on Sycamore drive in south Tracy is one of the most affordable new home developments in Tracy I have seen in a long time. They are just getting started right now. When I was there 
they were pouring foundation for the lots. The Models are still in production. They are starting at $450,000 for a 1700 sq.ft single family home which at first seems like a super deal. Its a good price but its by no means a super deal when you think about it. The best homes to compare to these are the ones for sale just a few blocks away at SycamoreV. For example if you were to pay 34K more you will get a slightly smaller home on a slightly above avrage(6000 sq.ft) lot. Check out the website for floorplans and more information they are really nice single story homes and there are only two left.

Oxford Square Breakdown:
1)All homes are going to be really close together. Most lots are three to four thousand square feet.
2)A lot of the homes will be Three stories. This will be the first home development that I know about in the Tracy area that will be producing three story homes. Seems like a lot of stairs to me.
3)All garages are tucked into the first level under the house, access to the garages will be from the rear through a alley.
4)The homes have small porches or patios and there are no backyards.
5)14 of the homes are going to be "duets" which means they share a wall in the garage. This is something the builder had to do to get around the city's slow growth plan, Measure A.
6)It is interesting that HOA dues have not been established yet but there will be a HOA which will take care of maintaince.
7)2 car maximum per home, no parking on the streets or in the alley, just in garage area and guest parking stalls.
8)The land this is built on is High density zoning. The builder wanted to make a apartment complex on the site but the homeowners in the area would not let that happen.
